Project Details

On a high visibility 12-acre site in the City of South Bend located in the Howard Park/East Bank Village Neighborhood, Century Builders selected Abonmarche to redevelop a former Transpo bus transfer station and office site. Adjacent to the St. Joseph River, the project consists of a mix of housing types, including attached townhomes, paired townhomes, and single family homes. The area is built to accommodate traditional urban neighborhood densities, and incorporates neo-traditional urban design features including alleys, sidewalks and connections to multi-use paths that enhance pedestrian connectivity to nearby amenities including the South Bend Farmer’s Market and Howard Park. The project was an example of public and private partnership, with the City’s investment of $5.1m in public infrastructure and right-of-way improvements leveraging over $30m in private investment.

Abonmarche led master planning for the community and integrated the City’s planned sewer and water line and street and alley investments in the project. We also coordinated with City engineering in the design and construction of the public improvements on behalf of our clients, ensuring a smooth transition to the connection and construction of private utility connections. Abonmarche has also advocated on the clients behalf to obtain zoning variances needed to facilitate a traditional urban neighborhood design.
