Lippert Components acquired over 1530 acres of land for a new industrial park. As an undeveloped parcel and just outside the City of Goshen limits, the site required annexation/rezoning, utility infrastructure extensions, stormwater improvements, and roadway/traffic plans.
Abonmarche developed a plan for extending municipal sanitary sewer and water main to the site, which included bore and jack design beneath the Norfolk Southern Railroad tracks and a new City sanitary sewer lift station in the industrial park. Railroad coordination and permitting included extensive utility research and survey, and utility potholing in the railroad right-of-way. Several water models were performed to review fire flows and chlorine levels for domestic water.
A watershed analysis of 1.2 square miles and flood control design was performed to manage off-site and on-site drainage runoff. Traffic and road studies were conducted to determine improvements required to handle increased truck traffic from the industrial park. Design and construction documents were prepared to further the permitting and bid processes so construction could begin.
